Houston Grass Types: Choosing Turf by Job, Not by Habit

Most Gulf Coast communities inherit their turf from the builder and never revisit the choice. But turf species is a per-area decision, and several chronic "maintenance problems" are actually species-selection problems wearing a disguise.

The four that matter here

St. Augustine — the region's default. Its virtue is shade tolerance: no other warm-season turf handles filtered light as well, which is why it dominates residential streetscapes under canopy. Costs: it's thirsty, it's the favorite food of chinch bugs (watch hot, dry strips along pavement in summer), and it's susceptible to brown patch in humid springs and falls. Mow at 3–4 inches — scalping St. Augustine is the fastest way to invite weeds and stress.

Bermuda — the sun-and-traffic grass. It repairs itself fast, tolerates hard use, and takes drought better than St. Augustine, which makes it the right call for athletic fields, dog parks, and open play lawns. It has zero shade tolerance and it invades adjacent beds aggressively. Mow low, 1–2 inches, and frequently.

Zoysia — the premium middle: better shade tolerance than Bermuda, better drought and wear performance than St. Augustine, dense enough to crowd weeds. It establishes slowly and costs more up front, which is why it shows up at amenity centers and high-visibility entries more than across whole communities. Mow at 1.5–2.5 inches depending on cultivar.

Native and low-mow mixes (buffalograss and blends) — for the acreage nobody walks: detention slopes, greenbelt edges, utility corridors. Lower water, fewer mows per year at reduced cost. The trade is a naturalized look that needs to be set as an expectation with residents, not discovered by them.

The management implications

The question to ask about any struggling turf area is the same: is this grass failing at its job, or was it assigned the wrong job? The second is far more common — and cheaper to fix permanently.
